Spektri Business park was sold to Tristan Capital Partners

Spektri Kiinteistöt Ky, the owner of Spektri Business Park, has on 28 June 2019 been sold to Tristan Capital Partners. The owners of Spektri Kiinteistöt Ky have been Varma, Ilmarinen, Yleisradion eläkesäätiö and Helsingin seurakuntayhtymä. Trevian Asset Management Oy has been taking care of the management, development and leasing of Spektri, and was also the advisor in the transaction.

Spektri, Finland’s first business park, is located in the Otaniemi Technology hub in Espoo, and has ca. 35,000 m2 of leasable area. Its five buildings were previously owned by five different owners, but in 2017 they decided to concentrate the ownership into a single company, Spektri Kiinteistöt Ky, managed by Trevian. The centralised ownership and decision-making, together with active management and development, streamlined the operations and led to an improved occupancy rate of ca. 90%. At the same time, Spektri has been strongly modernised to meet today’s demands for functional full-service business premises. The development work and simplified ownership structure also made Spektri a more interesting investment object.

“We are extremely happy for the Finnish investors of Spektri, for finding a solid international buyer that will continue the long-term development of Finland’s first business park. The restructuring of Spektri’s ownership and management has also enabled a generous double-digit return on the investors’ equity”, says Reima Södervall, CEO of Trevian Asset Management.
