Transaction volumes have stagnated. Buyers and sellers experience difficulties finding the equilibrium yield. The presence of equity investors has increased as banks are less willing to lend.

Even though we live in unusual times, the increase in yields and interest rates means a return to the historic normal. The difference between core, core+, value-add, and opportunity investors has become more apparent as value-add and opportunistic assets are returning to the market, while the new market conditions create new opportunities once again.

Investors have closely followed Swedish players and their presence in all the Nordic countries, but it seems likely they will now focus their attention elsewhere. We anticipate more motivated asset sales in Finland as a result of rising interest rates, while we expect fewer opportunities for significant market movements by domestic funds as a result of market uncertainty.
