Structure and create investment strategies

In cooperation with our investor client, we structure the appropriate ownership models, such as a JV structure or a fund, on a case-by-case basis. Among other services we also help our clients to create new investment strategies and to strategically grow and adjust their portfolios.

Raise capital and finance

In the last five years, we have organized transactions amounting to more €1 billion. When required we assist our clients in raising the necessary capital and in arranging financing, especially with local finance sources.

DD processes and documentation

We make approximately 10–15 real estate transactions annually in which we also provide support to our investor customers in the DD process and its documentation. We often provide our clients with a commercial DD survey and reports. During the DD process we also act as an advisor between our investor client and third parties, such as technical DD agents.

Purchase and sale of real estate

Our annual transaction volume is over €200 million. We advise our customers on both purchase and sales transactions. We employ our thorough understanding of potential transaction targets when we feel that they closely fit our clients’ investment strategy and criteria.


In accordance with the client’s investment strategy and criteria we perform site-specific pricing, risk analysis and return calculations for potential investment targets. If required, we also prepare business plans for properties together with the investor and our asset managers.

We frequently carry out background work on potential investment targets before we approach the client so that we can propose the properties that best meet their investment strategy. By being proactive we are able to guarantee efficient services for our customers.

Investment cases

Below you see a couple of references about our noticeably investment case funds.


Trevian Retail I was an investment structure (a Finnish limited partnership) set up and developed for NV Property Fund I. The investment was backed by Varma Mutual Pension Insurance Company, Nordea Life Insurance Company and VER (State Pension Fund) with a goal to buy and manage a retail-centered portfolio of over €100 m. The fund was fully invested and was focusing on active management of the portfolio supported by selected acquisitions.


Trevian Retail II was a similar investment structure as Retail I, with a clear value-creating approach which also required some debt restructuring. The size of the fund was approx. € 50m and the fund was set up for NV Property Fund I. Following the successful portfolio acquisition and structuration, the current operative focus was on the development, value creation and sales of the portfolio. Trevian has been responsible for the set-up, equity raising, debt financing and management of the active fund.


Trevian Care I was a fund which invested in care for the elderly, hospitality, and day-care properties all over Finland. To set-up the fund, a portfolio of approximately €90 m was acquired from two seed investors. The fund was established in 2013 and was successfully sold to Hemsö in an exit in 2014. Trevian was the general partner of the fund and responsible for the set-up, equity raising, debt financing, operational management and exit of the fund.


Trevian Care II was a continuation of the investment strategy of Trevian Care I with four Finnish institutional investors. The focus was on properties in the growth cities all over Finland. The fund was established in 2014 and exited in 2016 with an exit size of some €90 m. Trevian was the general partner of the fund responsible for the set-up, equity raising, debt financing, new acquisitions, and operational management of the fund. The fund generated an IRR of more than 20 %. </i>
